It is necessary to know abot the process of changing the purpose of the land 

Legal disputes often arise over different types of land cover, especially when environmental regulations are involved. To change the type of land use in Ukraine, property owners must obtain approval from local authorities and ensure compliance with zoning laws. 
Negative consequences are envisaged for non-compliance of the procedure of changing the purpose of land designation with the requirements of the legislation. Article 21 of the Land Code provides that violations of the procedure for changing the designation of land are grounds for this: 

  • invalidation of decisions of state authorities, the Verkhovna Rada of the Autonomous Republic of Crimea, the Council of Ministers of the Autonomous Republic of Crimea and local authorities on the provision (transfer) of land plots to citizens and legal entities; {Punkt "a" as amended on 03.03.2011};
  • invalidation of transactions on land plots;refusal to register land plots or recognition of registration as invalid;bringing to justice, in accordance with the law, citizens and legal entities guilty of violating the procedure for establishing and changing the designation of lands.

The category of land and its purpose does not always correspond to the way it is used by the owner, and therefore people often start to use the land plot for purposes other than its purpose. This is quite risky, as Article 141 of the Land Code of Ukraine provides that the use of a land plot for other purposes is one of the grounds for termination of the right to use the land plot.
